| The lot above is in the process of being groomed and the road is almost completed All of the pictures displayed in: are onsite pictures taken to give an accurate and honest impression of the property being developed. Many residents wishing to relocate have valid concerns about flooding so we took pictures during December '06 and January '07, during and after some VERY heavy rainfall when the ground was saturated. All of the lots drained well. The only standing water was shallow pools in depressions left by trees downed by the hurricane. As we continue to cleanup the debris, those depressions will be leveled and all of the natural drains will be cleared for continued good drainage. We have completed a beautiful lake at the front of the subdivision which will overflow into a natural drain leading back to Squirrel Creek. Our decision to create a lake here was to take advantage of the natural drain created by years of run-off. We removed the topsoil from this area and placed it on the surrounding lots. We reinforced the banks of the lake with pure clay and the levee is constructed with clay. The lake is designed to better utilise the natural drains for the enjoyment and benefit of the land buyers.This lake does serve 3 of the lots in the subdivision as well as the private home bordering on the east. This lake will be a private part of those 3 lots and will not be for the use of any other lots in the subdivision. The lake was designed to give maximum land use to the land owners and will be 11 feet deep when water reaches the spillway.. We are considering making another lake along that natural drain for the benefit of and a private part of the 4 lots along the west side of Stetson Drive. Again, the design is planned so the landowners will have maximum use of their lots.The overflow from this lake will continue on through the natural drain to Squirrel Creek. By creating lakes along this natural drain we anticipate (and have found in past experience) a positive impact on the way the land continues to drain during heavy rainfalls as well as providing a beautiful area for the residents to have their own private fishing areas. By creating the lakes we also make lawn and landscaping maintainence easier. In the album there are several pictures showing lots still needing cleaned.
